Our aim is to provide a comfortable break for families and couples alike and to ensure that everyone has a great holiday. To ensure the maximum enjoyment of your break and that of all other guests at Spital Caravans Kendal, we would like to ensure good management of the site, farm and property and the following Terms and Conditions are in place.

These form the agreement between us for your occupation of a site pitch at Spital Caravans. In these Term & Conditions, the expression ‘you/your/guest’ means the caravan/motorhome owner and/or occupier of the pitch and the expression ‘we/us/our’ means Mark and Rachel Dodgson.

We reserve the right to ask guests who contravene these Terms & Conditions or the Site Rules or, who in any other way are behaving in a manner likely to cause distress or nuisance to us or to any other visitors or customers of ours, to leave the site immediately. In these circumstances the holiday ceases and we shall not be liable for any extra costs incurred by you.

A booking is secured and a contract exists between us when we have received the requested payment:

For stays of 2 nights or less full payment is required at the time of making the booking.
Stays 3 nights +, £25.00 non-refundable deposit payable with the balance payable 28 days prior to arrival. Payment of any balance outstanding can be made by the following ways:

Pre-pay online before arrival by login onto our secure server using the email address and the password which will be emailed to you when you initially confirm your booking. The link will be in the email.

  • Last minute stays are acceptable as long as we have availability.
  • Full payment is required for bookings covering the Bank Holiday Period.
  • Our minimum booking of three nights applies for May Day, Spring Bank Holiday and August Bank Holiday and four nights for the Easter Bank Holiday and New Year.
  • Acceptance of the booking is not conditional on the allocation of a particular pitch.

The balance due is based on the information given at the time of booking, if for any reason this is incorrect please inform us before arrival to make sure that the changes are acceptable. Please note that this may alter the amount payable. The balance of the price of your holiday must be paid on arrival. If the balance is not paid when you arrive at the site we reserve the right to cancel your holiday. The person who makes the booking is responsible for the booking and must be over 21 years of age and that the party will not exceed the numbers stated in the booking.

We also reserve the right to refuse any booking. Any pitch bookings of 3 or more pitches travelling together that are booked online without prior permission will be refused entry on arrival.

Commercial vehicles, inc vans, vans conversions, horse box conversions and those including sign writing are only permitted at our discretion; please contact us with a photo of your unit.

Once a booking has been accepted by us; which shall be subject to availability at the time we receive your booking form, a contract is made subject to these conditions. On acceptance we will send you written confirmation showing the dates booked and the deposit amount paid.

Arrival and Departure:
On your date of arrival we ask that you do not arrive before 1.00pm – this gives those people who are leaving time to get away from the site before others start arriving and must be vacated by 12.00 am on the day of departure due to site maintenance. If your unit is particularly large or long, please inform us when booking. All guests will be given the barrier code in an email confirmation 2 days before arrival. Guests must pitch up where directed by the site owner. The latest arrival time is 9.00pm. As a courtesy please inform us if your arrival time is after 7.30pm.

Please avoid arriving and leaving the site during school pick-up and drop-off times.

You will be given a specific pitch number at the point of booking, however this may have to change and we will notify you via email before your arrival. Priority will be given to guests booking 5 nights or more, two or more pitches pre-booked with notification, or for less mobile guests wishing to be closer to the facilities. Acceptance of the booking is not conditional on the allocation of a particular pitch. Vacated pitches must be left clear of all property and refuse.

Any cause for complaint must be in the first instance addressed to us at Spital Farm, Appleby Road, Kendal, LA9 6PJ where we shall do our best to resolve such matters. Guests with access or mobility concerns are asked to contact us at the time of booking.

The total occupancy of the pitch must not exceed 6 persons.

We also reserve the right to refuse any booking.

Cancellation Policy:
Cancellation of the booking by you. You may cancel at any time. Cancellation will be effective on the date it is received by us.

Cancellation charges apply:
Stays of 1 night: Loss of total amount paid for the pitch.
All other bookings cancelled up to 7.00pm the day before arrival: A £25.00 fee/loss of deposit applies for stays NOT over a Bank Holiday.
All other bookings cancelled after 7.00pm the day before arrival and on the arrival day then all monies are forfeited.
UK Bank Holidays 3 & 4 night stays: Loss of the full amount paid – NO refunds.
Any refund due will be made to the person who made the initial booking and paid in the same form and type at this time. We do not give credits to future bookings.

No Show – Having made a booking and if you do not turn up (‘no show’) at our site by 9.00pm on the first day of booking (without letting the us know more 7 days prior to the due arrival day) we will treat you as having cancelled the booking and you will not be entitled to a refund of your deposit/payment.

Amendments to your booking:
Please call or email if you wish to amend anything on your booking.
Changes to number of guests/dogs/pitch type – No amendment fee, and notification can be made at anytime prior to arrival. Any additional site fees will be payable on arrival.

Alterations/amendments to the arrival or/& departure date: We must be given at least 7 days notice prior to arrival otherwise an amendment fee of £25.00 up to 7pm the day before arrival applies or for Bank Holiday bookings (3 & 4 night stays arriving Thursday/Friday/Saturday of the Bank Holiday weekends of Easter, May Day, Spring Bank, August BH and New Year) the full cancellation fee applies. Changes of date of arrival must be within the same season of opening.
If you decide to leave the site early before your due departure date: We do not give refunds on unused nights.

Refund of Site Fees:
If you decide to leave the site early for any reason (including weather, unless we class the conditions as being too severe to stay on the site) we will keep any unused fees and you will not be entitled to a refund.
If conditions on site are deemed unsuitable by us (for example snow) resulting in us cancelling your booking then we shall refund all monies paid for the dates that the site is unusable. If the site needs evacuating in an emergency situation and there is insufficient time to process a refund on site, you will be contacted as soon as possible following the evacuation in order to arrange for the refund.
In the event that you are ejected from the site for a breach of one of the Terms and Conditions or Rules, no refund will be payable.

You must comply with the Site Rules which are available on display on the site and below:

Site Rules

  • On the site guests must obey all instructions given by the site owner.
  • Vehicle speed must be kept to 5mph at all times
  • No vehicle movement is permitted between 11.00pm and 7.00am.
  • Maximum of 2 dogs per pitch. Dogs are welcomed on the site but they must be kept on a short lead no more than 2 metres at all times. Noisy dogs are not welcome. Please also be aware that neighbouring fields may contain sheep, lambs or cows at any time of year. Dog owners must clean up any fouling on the site and driveway. Dogs must not be left unattended anywhere on the site. Such arrangements must be made at the time of booking. All dog foul must be picked up and placed in the dog waste bins located on site. No dog breed listed under the ‘Dangerous Dogs Act 1991’ is permitted on the site. If it is deemed that a pet is creating a nuisance or causing disturbance to others their owner will be asked to remove them from the site.
  • Guests must dispose of rubbish, waste water and chemical waste as directed.
  • Awnings are not permitted on the grass.
  • Pup tents/small tents cannot be erected on your pitch to provide extra sleeping accommodation.
  • BBQs and Camp Fires: we are sorry but for the health, safety and wellbeing of all our customers we do not allow fires of any type on the park. This includes open camp fires, fire pits, wood burning stoves and anything else burning wood. We do however allow BBQ’s burning either Charcoal or Gas. Low BBQ’s must be placed on blocks and must not be allowed to scorch the grass.
  • Generators must not be used on the touring site.
  • Heating: All heating (gas. electric and solid fuel) is prohibited in awnings.
  • No splitters on the electric connections.
  • The use of gas cylinders with a capacity greater than 15kg is not recommended at Spital Caravans for supplying touring caravans, motorhomes.
  • If the site owner feels that the behaviour of the guests, children or pets are causing a nuisance the owner is permitted to ask a guest to cease their behaviour and to leave the site.
  • Children must be supervised properly at all times by a responsible adult so they are not a nuisance or danger to themselves or others.
  • Children must not play in or around the Recycling Bins, Tap/water area and Chemical Toilet waste point, or between caravans/motorhomes. Any damage to the site will be the responsibility of the children’s parents or guardians.
  • Children must ride bicycles responsibly on the site and access lane.
  • Ball games are not permitted in or around the caravans/motorhomes.
  • No music, singing or other noise which may cause nuisance to other occupiers of the site shall be permitted between 11.00pm and 7.00am and at all other times we would ask you to be considerate and not cause or create any undue noise or disturbance.
  • You should leave the areas of the park in a clean and tidy condition.
  • Please place litter in the bins provided and recycle waste items wherever possible.
  • Customers must not put rubbish, detergents or any other material which might block the septic tank or sewage system into any of the waste points.
  • Anyone found to be damaging the site and equipment will be asked to leave the site immediately. No branches or twigs may be removed for any purpose from any of the hedges surrounding the site.
  • You must not commit any criminal offence on the site or undertake any criminal activity.
  • You must not commit any acts of vandalism or nuisance. You must not use any unlawful drugs. You must not carry on any trade or business on the site.
  • No recreational vehicles (including but not limited to motorised scooters/skateboards and non-road legal motorised vehicles) may be used on the site, with the exception of mobility scooters. Drivers of vehicles, including motorcycles must hold a current valid driving licence to drive on the site.
  • Washing of cars or other vehicles is not permitted on the site
  • Liability: We accept no responsibility for any loss or damage that may occur to your caravan, motorhome or associated property whilst on our site except where such loss or damage has arisen as a result of our negligence or as a breach of our duty to you. The accommodation and facilities are used entirely at guests’ own risk. The owners are absolved of all liability for accidents, loss or damage to any person or property howsoever caused.
  • Vehicles and Pitching: All units and vehicles must be stationed or parked following the directions of us. Failure to do so may result in you being asked to re-site your vehicle or unit. The six metre rule applies: Units excluding guy ropes must be 6 metres apart from adjacent units. This is a precaution against fire.
  • Security and Booking Confirmation: All prices quoted are in £ pounds sterling GBP. We endeavour to ensure that the information shown on the website is as accurate as possible. We cannot be held responsible for typographical errors on this site, including but not limited to those regarding price. We reserve the right to make changes to our website including prices, products and Terms and Conditions without any notice being given. All services provided are subject to availability, and on occasions you may be offered an alternative. This alternative will be offered by telephone or email.
